If for no other reason, you should buy a property warranty because of your Heating and A/C system.
If you end up in a property with a terrible Heating and A/C system, then you’re going to have to pay a lot to get a replacement.
If your Heating and A/C system isn’t covered by a factory warranty and it tears up, then your only course of action would be to go through a property warranty. That is, if you are lucky enough to have one. I personally don’t assume that enough people purchase property warranties whenever they buy their homes. I easily learned the rough way that a property warranty is a legitimately good thing to have. On our last property that we bought, I declined to get the property warranty when we closed on the house. I just thought that we didn’t need it, and of course several months later when our Heating and A/C system stopped working I realized too late that the Heating and A/C system’s warranty was already old and void. Since we didn’t have a property warranty either, we ended up having to pay big money for a brand current heating and cooling unit, completely out of pocket. It was a pressing chunk of change for us, especially since we were still just getting used to paying a mortgage at that point in our lives too. The next time we bought a house, about five years later, I made sure to ask about the existing warranty on the house’s Heating and A/C system. Not only that, but I obtained a property warranty at our closing appointment too. I won’t make that same mistake again, and I know that for sure.
